What we actually do
We buy houses, renovate them, and resell them. We have been doing it on Long Island for 15+ years and have bought from more than 400 families in that time, paying out $150M+ to sellers across New York.
We are not a lead generator. We are not going to take your details, pass them to a list of investors and let whoever calls first negotiate with you. The person who looks at your house works here, and the money at closing is ours.
What we do with the houses
We renovate them. That is the whole model: we run millions of dollars of construction a year, which buys materials at contractor pricing and keeps crews working, so the same job costs us roughly half what it would cost a homeowner. The profit is in building cheaply, not in buying cheaply.
Some properties we wholesale to another buyer, and if that is what is happening with yours we will tell you. What we will not do is sign a contract and then shop it around behind your back hoping to find someone who will pay more than we agreed to.

Where we buy
Nassau and Suffolk County only, and we have no intention of expanding past that. A buyer who operates in all fifty states does not know what your street is worth. Coram is roughly 40,220 people in Suffolk County, ZIP 11727, and the housing stock is mostly hi-ranch, ranch, colonial. Around Route 112 and Middle Country Road, most of it is old enough that the mechanicals are on their second or third life. We know which of these streets take water, where the older systems fail first, and what the Longwood and Middle Country school district does to a resale price.
How we work with people
Consultatively, and without pressure. We will look at your situation, tell you what we think your options are, and give you a straight answer about which one we would take if it were our house. Frequently that answer is "list it with an agent", and we would rather say so than win a deal somebody regrets.
There is no follow-up campaign, no drip of texts, and nobody calling you six months later to ask if you have reconsidered. One conversation, a number in writing, and then it is your decision.
